Anyone have an extra $600,000? If so, check out this house...

Train room and 3 story house with train room occupying entire third floor. Detached garage. Park like lot. View of mountains and ski hill. House has over 4,000 sq. ft. of finished area including 1100 sq. ft. basement and approx. 900 sq. ft. train room with large N scale layout, portable NTRAK compatible modules, 2,100 pieces of rolling stock including over 220 engines, almost 10,000 photographs, approx. 270 hardcover and 300 softcover books, and over 30 museum items.

Complete security/alarm system with direct connection to security company. Many additional security features built into the house.

Home location is in a quiet upscale rural subdivision in Thunder Bay, Ontario, a city of 115,000 people, 30 miles north of the U.S. border, 350 miles north of Minneapolis MN. Hunting, fishing, and outdoor recreation close by. For more information check www.thunderbay.ca. The 0.85 acre lot is odd shaped, approx. 100 ft. across the front and 168 ft. across the back portion with a terraced cliff. There are hand built rock terraces and paths with junipers, perennial shrubs, evergreen trees, apple, plum and pear trees. Large vegetable garden with greenhouse behind garage. Gazebo at top level of rock terraces.

Main floor is open concept with large kitchen, walk in pantry off kitchen, large living room /dining room. Second floor has large master bedroom with ensuite and walk in wardrobe/dressing room, two guest bedrooms with bathroom, and a family room. Basement has a cedar sauna, exercise room, laundry area, wine cellar, cold cellar, furnished office/study, and large fully equipped workshop.

The house is designed to R2000 standards but, as the present owner expected to be in this house for the rest of his life, it is not tested or certified. The house is built with double walls consisting of standard 2x6” insulated wall, then the vapor barrier, and then a 2x3” insulated wall, so that all electrical outlets are inside the vapor barrier and there are therefore no drafts. The 3rd floor ceiling is insulated with R60 insulation. Air exchange is accomplished with an energy efficient heat exchanger. Complete drawings are available. The house has 50 small windows each with the equivalent of triple glazed glass. Total heating costs in 2006 were $635.00.

Owner reluctantly selling due to health reasons and would prefer to sell to someone interested in maintaining the train room. Suitable for N scaler who is able to work out of his/her house or a retired person who might be able to take advantage of the Canadian social system including medical care. Although not able to do any work the present owner expects to be around for consultation and advice.

Included with the train room are copies of Model Railroader from 1949 to 2003. Since 1969 they are in binders. Also copies of Railroad Model Craftsman in binders from 1969 to 2004, all NTRAK newsletters since inception, inc all NCAT articles, British Railway Modellers of North America Journals since 1999 to date. Over 50 insulators, telegraph collection, date nail collection, and pin and badge collection. The under lay out bench work includes styrene and paper storage racks, electrical storage inc 15 throttles and NTRAK power supply, large part storage, parts for detailing inc over 300 trees and 200 vehicles, over 600 plastic trays with small parts, paint storage area, 2 lit withdrawable work benches, Z scale mine, 2-2 drawer filing cabinets, and 3 storage bins. Also included are 8 shelf units, a 3’x9’ operating layout built to 2006 NTRAK specs, 2 transition modules to allow 6’ of the layout to be run in NTRAK layouts and stairwell photo collection of approx 94-5”x7” pictures in 8”x10” mats.

Included in the workshop are the following:
4” jointer, 1 chop saw and stand, 1 router plus bench, various aluminum ladders,
6 workbenches including paint storage, paint supplies, misc. storage, plumbing storage, electrical storage, and wood storage. Over 1000 baby food bottles, most with screws etc,
1 shop vac, 1 air compressor plus 3 air tools and nails, 1 sander, 1 drill press, 1 benchmate, 1-12” bandsaw, 2 grinders, 1 wood lathe and 12 wood chisels, 2-4 drawer file cabinets, misc small tools, 1 table saw with large support area, 1 lathe bench c/w 10 drawers.

Included in the office are the following:
7 standard 4 drawer filing cabinets, 4 standard 2 drawer filing cabinets with bench, 5-6 shelf book shelves, 1 selectomatic typewriter, 1 Ricoh calculator, 1 receptionist desk, 1 drawing board, 1 flat storage cabinet c/w 15 drawers, 1 GBC binder machine, 1 paper cutter, 1 xerox machine in need of cleaning, 1 vertical storage cabinet, misc staplers and hole punches, 1 computer keyboard shelf, 2 cork boards c/w templates, 3 oil paintings, misc supplies, computer outlet plus misc work benches. Not included in the sale and to be removed are personal computers and accessories and computer supplies, personal files, genealogy supplies, personal diplomas and commendations, and personal photographs.

The train room layout is at an ideal completion for transfer of ownership. The layout is ready for detailing and yet the electrical work will allow any type of electrical system to be used as all tracks have all been connected to track feeders but the majority of the track feeders are not yet connected. The under layout bench work is 95% complete. Many details are on hand ready for installing. The only things that will be removed from the third floor will be personal photographs, some gifts, and non train hobbies. Detailed drawings of the work done to date, including insulated track connecters, exist and will be turned over to the new owners.

Included with the house are the following: air conditioner, Honda backup power 3500 watt generator, 2 motor central vacuum cleaner, central alarm system, air exchanger, dehumidifier, dryer and washer, refrigerator, two TV’s, stove, microwave, and dishwasher. The wine cellar will have a rack of empty bottles as well as all equipment for making wine from kits.

The house is supplied with city water but has a septic field as city sewers do not exist in this area. There are several electrical features including over 68 circuits, many of them split. The sump pit is equipped with an emergency battery powered pump as well as a standard pump which can be powered from the stand by generator as the pit accumulates water continually.

Included with the garage are the following: a large work bench c/w large vice, various nails in cans, BBQ, outdoor xmas decorations, 70 baby food jars and shelves, misc fuel containers, aforementioned 3500 watt generator, and various aluminum ladders.

Improvements in the last year include the following: the exterior top two floors and garage exterior have been painted, the high efficiency furnace has been replaced. In addition the following are new: a washer, dryer and stainless steel dishwasher.

Who lives there, Monk? The entire place is immaculate and orderly. Loved the roundhouse, got a kick out of the fact that they told us how many cans of nails were included in the workshop. I'm surprised that they went into that much detail about stuff like that but did not include an entire locomotive roster. Speaking of which, that makes me wonder how much of that 600K is for the train stuff? It also said that most track feeders were not hooked up but it looked like that layout was up and running. The scenery lacked imagination as did the apparent track plan but I could fix that easily! Tell you what... if we can get just 12 guys to come up with 50K each, each one could live there for an entire month each year! Kind of like the ultimate railroaders timeshare!
